How much can my property earn as a short-term rental?

Revenue depends on location, size, amenities, and management quality. Charlotte-area properties we manage typically earn 2-3x more than long-term rentals. Use our free Revenue Calculator on the homepage for a personalized estimate powered by AirDNA data.

What does your management fee cover?

Our Turnkey Management (25%) covers everything: listing creation, professional photography, dynamic pricing, guest communication, cleaning coordination, maintenance management, monthly reporting, and investor portal access. There are no hidden fees.

Do I need to be local to invest?

Not at all. Many of our investors are out-of-state. Our Turnkey Management service is designed to be completely hands-off. You'll have full visibility through our investor portal.

How do you handle maintenance and repairs?

We have a vetted network of local vendors for everything from plumbing to landscaping. For routine maintenance, we handle it proactively. For larger repairs, we'll consult with you and provide quotes before proceeding.

What's the minimum property requirement?

For Turnkey Management, we require a projected minimum of $50K gross annual revenue (verified by AirDNA). For Virtual Co-Hosting, the minimum is $30K. We specialize in larger homes that maximize revenue potential.

How quickly can I get my property listed?

Our typical onboarding timeline is 2-3 weeks from contract signing to first booking. This includes professional photography, listing optimization, pricing setup, and any necessary property prep.

What happens if my property doesn't perform as expected?

We set realistic expectations upfront using AirDNA data and our own portfolio analytics. If performance falls short, we'll work with you to identify the issue — whether it's pricing, amenities, listing quality, or market conditions — and create a plan to improve. We only succeed when you succeed.

Do I keep ownership of my Airbnb listing and reviews?

With our Turnkey Management plan, MyTripify creates and owns the listing under our account to maintain quality control and Super Host status. With Co-Hosting, you retain full ownership of your listing and reviews. Both models have trade-offs we're happy to discuss.

What insurance do I need for a short-term rental?

We recommend STR-specific insurance (not standard homeowner's insurance) that covers short-term rental activity, liability, and property damage. We can recommend providers and help you understand coverage gaps. Airbnb's AirCover provides some protection, but it shouldn't be your only coverage.

How do you handle taxes and compliance?

We collect and remit occupancy taxes on your behalf and ensure your listing complies with all North Carolina regulations. We're a licensed NC real estate firm, so we stay current on all legal requirements. We also provide year-end tax documents to simplify your filing.

Can I use my property for personal stays?

Absolutely. You can block dates for personal use anytime through our owner portal or by messaging your property manager. We just ask for advance notice so we can adjust pricing and marketing around your dates.

What kind of properties do you specialize in?

We specialize in larger homes (4+ bedrooms) in Charlotte and Lake Norman that can generate premium nightly rates. These include lakefront properties, luxury homes near Uptown, and event-friendly properties. Our sweet spot is homes that can generate $50K-$200K+ in annual gross revenue.

How is STR income taxed differently from long-term rental income?

STR income is generally reported as rental income, but the tax treatment can vary based on your level of involvement and whether it qualifies as a business. Short-term rentals may be subject to self-employment tax in some cases. We recommend consulting with a CPA who specializes in real estate, and we're happy to connect you with one.

What's the difference between Airbnb and VRBO? Should I be on both?

Airbnb tends to attract leisure travelers and younger demographics, while VRBO skews toward families and group travel. We list on both platforms (plus others) to maximize your exposure and booking potential. Multi-platform distribution typically increases revenue by 15-25%.

How do you set nightly pricing?

We use professional dynamic pricing software that adjusts rates daily based on demand, seasonality, local events, competitor pricing, and booking patterns. This is not Airbnb's built-in Smart Pricing — we use institutional-grade tools that consistently outperform by 15-30%.

What if a guest damages my property?

We document property condition at every turnover and file damage claims on your behalf through Airbnb AirCover or VRBO's damage protection programs. For significant damage, we report to you immediately with a resolution plan already in motion. We also recommend STR insurance as an additional layer of protection.

Do you offer discounts for multiple properties?

Yes. Clients with 3 or more properties on our Turnkey STR Management plan get a reduced 22% management fee (down from 25%). Revenue Management & Listing Optimization clients with 3+ properties get 10% off. It's how we reward investors who scale their portfolio with us.

Questions from guests

How does check-in work?

All our properties feature self check-in with smart locks. You'll receive a detailed check-in guide with door codes, WiFi info, and house rules 24 hours before your arrival.

What if I need something during my stay?

Our guest support team is available 24/7 via text, phone, or in-app messaging. For most issues, we can resolve things within 30 minutes.

Are your properties pet-friendly?

Pet policies vary by property. Check the specific listing for pet details. Where pets are allowed, a pet fee typically applies.

What's included in the properties?

All our properties are fully furnished with high-speed WiFi, smart TVs, fully equipped kitchens, quality linens, toiletries, and free parking. Many properties also feature hot tubs, game rooms, and other premium amenities.

Can I host events at your properties?

Some of our larger properties are suitable for small gatherings and family events. Please contact us before booking to discuss your event plans and any applicable fees.

What is your cancellation policy?

Cancellation policies vary by property and are clearly stated on each listing. Most of our properties use a moderate or strict cancellation policy. We recommend reviewing the specific policy before booking. For special circumstances, reach out to us and we'll do our best to accommodate.

How early can I check in / how late can I check out?

Standard check-in is 4:00 PM and checkout is 10:00 AM. Early check-in or late checkout may be available depending on the booking schedule — just ask! We accommodate when we can.

Is there a minimum stay requirement?

Most of our properties require a 2-night minimum, with some requiring 3-5 nights during peak seasons and holidays. This helps us maintain property quality and reduce turnover wear.
